Communication
Communication is completely free and we strive to use it as our most common solution. Our commitment to over communicate does not stop with tenants. We want you to be informed of the necessary details so that you are comfortable in placing your properties with our staff.
We not only tell you what we will do, we will tell you when we do it, and why we do it the way we do.
Maintenance
Maintenance is one of the biggest drivers of cash flow and overall profitability. We focus on taking care of tenants quickly and efficiently while also protecting owners by obtaining second opinions when needed and avoiding unnecessary after hours or overtime charges.
We do not mark up vendor invoices. With a background in contracting and electrical work, we understand how to balance quality service with cost control.
Management
The agreement we hold between ourselves and you, the owner, is possibly the most important. This contract is in place to provide security for both parties, and we don’t take our side of the agreement lightly.
We have carefully curated a lease for tenants that is clear and provides necessary recourses for a multitude of issues. We always use our lease when signing new tenants or renewing existing tenants. Using the same lease for every property we manage enables us to act quickly and efficiently because we know the lease inside and out and can resolve tenant issues with confidence.
Our Software
We use Buildium software at Simple Property Management. This software is a vital part of our business and we have created our systems in accord with Buildium to optimize tenant and owner experiences.
Buildium is used for everything from receiving payments to recording maintenance activities, which gives us one stop access to current actions as well as to the history of rental properties.
Bookkeeping and Payout
Rents
All rental income and property reserves are held in a trust account for our owners and we keep detailed records to ensure that your returns are realized each month.
Security Deposits
We hold all security deposits in a trust account and have the ability to retain any portion needed to cover damages or cleaning at tenant move out.
Statements
Each month you will be supplied with a detailed income and expense statement for each property and for your portfolio as a whole.
How
Owners can receive payment via Epay. No physical checks or bank runs necessary.
When
We pay out owners with detailed statements on the 10th of every month.

Our Onboarding Process
What do we need to get started?
The Paperwork
We will ask you to fill out an onboarding form (addresses, current lease rates, tenant info, etc.) at the same time we sign our management agreement.
Hands-Off For You
The only thing we will need from you, outside of what is outlined in our process, is to be available in the case that we need your input for a larger maintenance decision or tenant issue.
Over-Communication
The idea, “the less you hear from a management company the better”, can be disconcerting to owners so we promise to over communicate in the first few months as we gain trust and create a framework that works best for you as the owner.
The Owner Portal
As an owner you will have 24 hour access to a Buildium portal including:
- • Property records
- • Maintenance records
- • Rent roles
- • Copies of Lease Agreements
- • Lease expiration dates
The Tenant Portal
Tenants will also have 24 access to a Buildium portal for the purposes of:
- • Rental payment
- • Maintenance requests
- • Direct communication with our staff
- • Copy of lease agreements
