Welcome to Simple Property Management. These Service Terms & Conditions (“Terms”) govern the use of our website, portals, property management services, and real estate brokerage/sales services. By using our site or engaging our services, you agree to these Terms.

We provide full-service property management and licensed real-estate brokerage services in Oklahoma City and nearby markets, including:

  • Leasing & tenant placement
  • Fair Housing–compliant tenant screening
  • Rent collection, accounting & tax-ready reporting
  • Property inspections & 24/7 maintenance coordination
  • Lease enforcement & renewals
  • Listing and selling properties, buyer representation, offer negotiation, and transaction coordination
  • Compliance with applicable Oklahoma laws & regulations

Specific duties, limits, and pricing are set in your Management Agreement and/or Brokerage Agreements (e.g., Listing Agreement, Buyer Broker Agreement).

The website and portals are provided for informational and transactional purposes. Do not share credentials, misuse the system, or attempt unauthorized access. We strive for uptime and accuracy but cannot guarantee uninterrupted or error-free service.

  • Pay rent and fees on time via approved methods.
  • Comply with lease terms and Oklahoma landlord–tenant law.
  • Submit maintenance requests promptly.
  • Allow inspections with proper notice.
  • Maintain the property in good condition and avoid misuse.
  • Maintain adequate insurance and compliance with housing codes.
  • Fund repairs above pre-approved limits; emergencies may exceed limits to protect people/property.
  • Provide accurate property information and disclosures (e.g., known defects).
  • Review monthly reports and promptly raise discrepancies.

Fees for management, leasing, and brokerage/sales services are defined in the signed agreements. Online payments are processed by third parties; we are not responsible for processor outages or errors.

  • Management fees: as stated in the Management Agreement.
  • Leasing/placement fees: as stated; may include renewal fees.
  • Sales commissions: percentage or flat fee as stated in the Listing or Buyer Broker Agreement; commissions are typically due at closing.
  • Referral fees: any referral compensation complies with applicable RESPA and state rules.

We coordinate maintenance with licensed vendors. Owners authorize repairs up to a contract limit; emergencies may be handled immediately. Tenants must report issues promptly; tenant-caused damage may be billed to the tenant when permitted by law/lease.

As a licensed real-estate brokerage, we offer listing/seller representation and buyer representation. Services may include market analysis, pricing strategy, marketing (MLS, syndication, photography/video), showings, negotiation, contract preparation, and coordination through closing.

Brokerage services begin only after execution of the applicable written brokerage agreement required by Oklahoma law.

  • Exclusive right-to-sell or other listing forms will specify the listing term, list price strategy, commission structure, and cooperation with other brokers.
  • Commission is earned and payable as stated in the listing agreement (typically at closing) and may be owed if the property sells during any protected period.
  • Expenses (e.g., staging, premium media) will be disclosed and approved before incurring if owner-paid.
  • Referrals to or from outside brokers/agents may include referral fees compliant with RESPA and state law; such fees will not increase your agreed commission without written consent.
  • A Buyer Broker Agreement will set the term, scope, and broker compensation (which may be paid by seller/listing broker, buyer, or a combination, depending on the transaction).
  • We provide property search support, showings, market context, offer drafting, and negotiation guidance. We do not provide legal, tax, or structural engineering advice.
  • Buyers are responsible for independent due diligence (inspections, appraisals, surveys, HOA review, etc.).
  • Offers must be in writing using approved forms. We will present offers promptly and negotiate per your instructions.
  • Earnest money is typically held by an escrow agent (e.g., title company) and disbursed per contract terms or written agreement of the parties.
  • Contingencies (inspection, financing, appraisal) and deadlines are the client’s responsibility to track and satisfy; we coordinate but cannot guarantee third-party performance.
  • Closing is coordinated with the title/closing company; you are responsible for contractually obligated closing costs and documents.

We practice brokerage relationships consistent with Oklahoma law (e.g., single-party representation, transaction brokerage, or—if permitted and only with informed written consent—dual intermediary scenarios). We will provide required agency disclosures at or before substantive contact and seek written consent where required.

If potential conflicts arise (for example, our brokerage represents both sides), we will disclose the relationship, outline duties owed to each party, and follow statutory limits on advocacy and confidentiality.

  • By executing a listing or management agreement, you grant us the right to create, use, and syndicate marketing content (photos, video, floor plans, 3D tours, descriptions) on MLS and third-party sites, and to repurpose for advertising the property and our services.
  • You represent that any materials you provide do not infringe third-party rights and that we may edit for accuracy, clarity, and compliance.
  • MLS rules may require continued display of certain listing data and photos post-closing for historical/comp purposes.

We do not guarantee specific occupancy rates, sale price, time on market, appraisal outcomes, loan approval, inspection findings, or investment results. To the fullest extent permitted by law, our aggregate liability in connection with any claim is limited to the fees paid to us for the specific service giving rise to the claim.

Personal data is handled under our Privacy Policy. Sensitive information (applications, screening data, offers, contracts, payment details) is processed through secure third-party systems when applicable. By using our portals, you consent to electronic records and signatures.

Owners may terminate management per the Management Agreement. Brokerage agreements (listing, buyer) terminate as provided therein. Tenants are bound by lease terms. We may suspend/revoke portal access for misuse or non-compliance.

These Terms are governed by the laws of the State of Oklahoma. Venue for disputes lies in the courts of Oklahoma County, Oklahoma.

We may update these Terms periodically by posting a revised version here. Continued use constitutes acceptance of the updated Terms.
