How can I pay rent?
The easiest way to pay rent is through the tenant portal. Simply log in and link your financial information to your account. If you have not accessed your account before and need assistance, please call us at (405) 445-5505.
I would like to pay my rent early. When will the payment post to my account?
You are welcome to pay rent at any time. Rent payments typically post to your account one to two days before the due date, which is the 1st of every month.
How do I submit a maintenance request?
For non-emergency issues, please log in to your online tenant portal and complete the maintenance request form. Include as much detail as possible about the issue and the best way to contact you. We will respond as soon as possible. For emergencies, call (405) 445-5505.
I have a repair appointment, but I got called into work. Can my 16-year-old son be there instead?
An adult must be present whenever one of our employees or vendors visits the property while a minor is at home. This policy applies to both tenants and property owners.
An appliance is not working and I was told it needs replacement with owner approval. Why do I have to wait?
We understand that waiting on an appliance replacement can be frustrating. While we are able to authorize most standard repairs, replacements often exceed our spending limit and require owner approval. Owners may not be immediately available or may request additional estimates before making a decision. We will do everything possible to keep the process smooth and move it along quickly.
I found a roommate. Can you add their name to the lease?
Before anyone can be added to the lease, they must complete an application and meet the tenant qualification requirements. Once approved, we can update the lease. Please note that a small administrative fee will apply for processing the lease change.
My family visits a couple of times a month and they just got a new puppy. Do I need a pet agreement?
Yes. Even if the pet does not belong to you or stays at the property only occasionally, pet-related damage or liability can still occur. Any pet on the property must be approved and documented with a pet agreement, regardless of how long it stays.
