Start With the Tenancy Already in Place

Clear Communication

Give Residents Clear Information About the Change

A management handoff should address how residents contact the team and where routine requests go. Discuss the communication plan before the proposed start date.

The onboarding discussion should account for the current tenancy and any unresolved issues rather than treating the home as a vacant listing.

Essential Handoff Communications

  • Who residents should contact for management questions
  • How to submit maintenance requests
  • Which payment instructions apply and when
  • How existing maintenance requests will be tracked

Management of the agreed rent-payment process and associated records.

Maintenance Coordination

Coordination of repair requests and vendor work, with owner input when needed.

Clear Answers

Questions About Management With Existing Tenants

Common operational questions about transitioning an occupied rental property in Oklahoma City.

Can we discuss management while my property is occupied?

Yes. Tell us about the current tenancy, property condition and management needs. We can discuss whether the property fits our services and what onboarding would involve.

What happens to the current lease?

Provide the existing lease and any amendments during onboarding discussions. Do not assume that hiring a manager automatically replaces the lease. Any proposed changes need separate review.

Will my tenants need to complete a new application?

Do not assume a new application is required simply because management is changing. We will discuss the existing tenancy records and any information needed for onboarding.

How will tenants learn about the management change?

Tenant communication should be part of the handoff plan. Discuss who will provide the introduction, management contact details, maintenance instructions and any applicable payment updates.

What happens to the security deposit?

Provide records showing the deposit amount and who currently holds it. Any reconciliation or transfer should be addressed explicitly during onboarding rather than assumed.

What if there are unpaid balances or unresolved repairs?

Tell us about them during the initial consultation and provide available records through the agreed onboarding process. Existing issues can affect the scope and timing of management. Acceptance does not guarantee recovery of unpaid rent or resolution by a specific date.

How soon can management start?

Timing depends on the property, available records and the setup required. A proposed start date can be discussed after the current situation and management scope are reviewed.

What does management cost for an occupied property?

Visit our pricing page for published pricing and discuss which charges apply to your property. Do not assume that an existing tenant removes all setup or other applicable fees.
